Sunrise Self Storage Lease Agreement
Tenant’s Unit Number is ____, at Sunrise Self Storage, 5824 Watauga Road, Watauga, TX 76148

Lessor: Sunrise Storage 5824 Watauga Road, Watauga, TX 76148

Monthly Lease and Terms: Lease amount is , beginning and payable on the date of move-in, and each month thereafter on
a specified date.  Upon entering your credit or debit card account information on our website, which is a secure page operated by
Paytrace, our merchant bank, Paytrace will automatically bill your credit or debit card account each month on the due date.  There is a
$10 late fee for declined cards.  A non-refundable deposit fee of $39 is also payable prior to move-in.

Termination of Lease and move-out:  You must provide a ten (10) day written notice when terminating lease, and also provide a
secondary written notification once Tenant’s lock is removed and the unit is vacated.   Failure to provide proper written notification and
completely vacate unit will also result in a charge for another month’s rent.
There is no proration for a partial month.

Tenant’s right to access is conditional upon lease payments remaining current according to this agreement.  Lessor may over-lock unit if
payment is not received by due date, and may remove the Tenant’s lock if payment is late by 10 days. Lessor retains a lien on items in
unit until all owed payments are received, and may sell items pursuant to Texas law.  This lease shall be subject to the Texas Property
Code, and tenant agrees to the statements, disclaimers and agreements of the application to lease, signed by Tenant, as well as this
Lease Agreement.  Tenant may not sublet or assign this Agreement without Lessor’s written approval.

Tenant should use a disk lock, and place it on your unit promptly upon executing the Lease Agreement.  Although a lock is not an absolute
deterrent to thieves, a disk lock usually provides more security due to the difficulty in utilizing bolt cutters to cut the lock.  All property is
stored solely at Tenant’s own risk.  Please use caution in giving your access code or unit lock key to anyone.  Lessor is not responsible in
determining who has access to Tenant’s storage unit.

Tenant will pay for any damage to Tenant’s unit or any other personal property at the Sunrise Self Storage facility caused by Tenant,
Tenant’s family, or any guest or delivery service allowed to access the facility on Tenant’s behalf or request.  Lessor may over-lock
Tenant’s unit and seek payment for any damages for which Tenant is responsible.  Should Tenant lose the key to the lock, do not attempt
to cut or forcibly remove the lock from the unit door.  This may cause damage to the door or latch, making it difficult or impossible to
relock.  You must contact a locksmith, or you will be charged for any damages.

Tenant is solely responsible for all items stored in Tenant’s unit.  If you experience a break-in, you should contact the police department. 
Be advised that Tenant should purchase and maintain insurance for theft, fire, weather and other types of casualties for the contents of
your unit. Lessor is not responsible for any loss or damage to items stored in your unit or on Sunrise Self Storage property, regardless if
the loss is due to theft, fire, smoke, wind, tornado, rain, dust, dirt, water, insects, vermin or other animals/rodents, electrical malfunction,
negligence of lessor or lessor’s agents, or any other cause unless prohibited by law.

It is strongly recommended that tenant prepare unit before storing items.  Place a protective cover under your items on the concrete,
and/or use boards or pallets to guard against dampness or water that may get into the unit from wind blowing rain under the door. 
Furniture, fabrics, and cushions should be wrapped in plastic and placed on top of other storage items.  The storage unit is not climate
controlled or insulated, so extreme heat or cold is possible.  Tenant must remove any tarps, plastic, boards or pallets used when unit is
vacated.

Tenant may not store any combustibles (gasoline, oil, paint thinner, solvents, paint, grease, etc.), hazardous materials (household poisons,
corrosives, industrial solutions, etc.), ammunition, fireworks, explosives, live animals, or stolen property.

Tenant’s name, address, telephone number and e-mail documented on page 1 are the only way for lessor to contact Tenant.  Tenant must
notify Lessor, in writing, by mail or e-mail any change in Tenant’s contact information.  In the event of Tenant’s death, Lessor may allow
access to a spouse, brother, sister, or child over the age of 18, in the event they sign an affidavit.

Lessor may change any part of this Agreement, including unit rental rates, late charges, due date, or any other rules outlined in this
Agreement by sending notice by mail or e-mail at least 30 days in advance of the effective date of change(s).  Upon such notice, this
Agreement will automatically continue on a month-to-month basis, unless the revised agreement is terminated by either party.  With this
proper notice, the revised lease agreement will not require Tenant’s signature.

Lessor reserves the right to enter the unit to look for building problems, make repairs, or has reason to believe Tenant is using the unit
against rules of the lease.

Made part of this Lease Agreement are the terms, disclosures, rates, and rules of the Application To Lease submitted by Tenant.  This
Lease Agreement shall be valid between the parties, their heirs, executors and assignees.  Any lawsuits must be filed in Collin County,
Texas.  This is the entire Agreement, and no oral agreements will supersede.
